With the advent of the Governor’s greenspace initiative, the benefits of incorporating natural areas into community design have been more publicized in the last few years. Woodlands Preserve is a 392 acre Planned residential community just above High Falls Lake, in Butts County Georgia, It is the first subdivision design there to incorporate the 20% greenspace desired by County Planning staff. The developer’s target lot yield was met while providing an overall gross density of 1 housing unit per 1.75 acres. jB+a’s design provides interior parks connected by common arera greenways, where neighbors can do plenty of walking without having to be in roadways. jB+a assisted the developer in zoning presentations and the project was approved by the Board of Commissioners in early 2003
