Arbor Terrace Parkside is a 99 unit senior living development located about two miles northeast of downtown Decatur, Georgia. Located on a 3.6 acre site, the building was sited to take advantage of a ten foot grade change across the site. The building is three-stories in the front and two-stories in the rear as the land rises. Surrounded by roads on three sides and a 50’ undisturbed buffer on the rear, parking and vehicular service is accessed from the both side streets while service is accessed from a single side street. In order to meet the County’s tree ordinance, as many existing trees were saved as possible including a 20” caliper dogwood located on the southwest end of the building. The shape of the building forms four courtyards. One for service, two for gardens and one for the main entry. Of the two gardens, one is for Assisted Living residents while the other is a specialty garden for Alzheimer’s patients. jB+a was involved at the beginning of the project with feasibility studies, site planning and rezoning as well as completing the hardscape design and landscape design.
